Since 1997, Adjunct Faculty Member, University of Miami School of Law, LLM Program in Real Property Development; over 35 years in real estate development (Florida, California, Maryland, Atlanta and Montreal, Canada) including site acquisition, construction, marketing finance, entitlements, sales and environmental matters. For over 26 years, I served as a Director and the Senior Vice President of Pacific International Equities, Inc., which, during my tenure, was the Miami Beach’s largest, luxury, condominium, high-rise developer. My responsibilities included overseeing Pacific’s acquisitions, planning, design, development and marketing of the company’s condominium projects, comprising approximately 4,500 units whose market value exceeded $750,000,000. Some of these projects included mixed-use components among them notably, Sunset Harbour Marina, a 125-slip, state-of-the-art full service marina in Miami Beach. In all, my total condominium development experience covers 34 years and entails some 7,000 units with a market value greatly exceeding one billion dollars. I was also responsible for Pacific’s commercial/industrial and rental assets in Canada, suburban Washington, D.C., Atlanta, Georgia and was in charge of Pacific’s 5300-acre recreation land subdivision northeast of Los Angeles, California. In 1997, I left Pacific and started my own firm, Howard Shapiro & Company to engage in real estate development for my own account and to provide consultancy services to the development industry. My recent activities in that regard include the development of a 15-story luxury, condominium (“Le Nautique”) in Bay Harbor Islands, Fl, numerous condominium conversions in south and central Florida and my executive position in the development of “Las Olas River House”, a recently completed 42-story, 287-unit, $250,000,000 luxury, high-rise in Ft. Inspections Too, Inc. is an inspection company that specializes in aiding in the diagnosis of floor covering and moisture related failures. We also associate ourselves with a team of experts consisting of highly qualified scientists, experienced engineers and trained certified inspectors who can further carry out this type of analysis when the situation demands. Our mission is to provide the highest quality diagnostic services in the industry. The need for this type of service is ever increasing due to the vast majority of factors that play into each flooring and moisture related failure. Flooring and moisture related failures can be avoided if proper testing procedures are followed before installation of a project; however this is not usually the case. Billions of dollars in related damages occur each year from flooring failures related to factors that could have been avoided if proper pre-installation testing had been performed. Such omissions in the pre-installation procedures have cost design and construction professionals millions of dollars in the past few years alone. At Inspections Too, Inc. our sole purpose as trained independent flooring consultants is to professionally address the serious, concrete moisture and other related flooring failure factors that are adversely affecting the floor covering industry.

All building projects, large and small, start out with all stakeholders thinking and expecting each team member putting the project above their respective self-interests and fulfilling their commitments to the project, budget, schedule and quality. Unfortunately the construction industry is one that can isolate these same stakeholders into silos and where finger-pointing often degenerates into the circle firing squad method of dispute resolution where the Owner is positioned at the center. By bringing 44 years of experience of proven project execution and planning to bear on a construction project, we are able to identify the systemic existing and potential issues of a project budget, schedule or quality control to allow for the appropriate corrective measures that allow the project to get back on course. Where projects have already gotten sideways, this same experience can be used to clearly identify the responsibility of the various stakeholders using the latest technology and contract understanding.

All building projects, large and small, start out with all stakeholders thinking and expecting each team member putting the project above their respective self-interests and fulfilling their commitments to the project, budget, schedule and quality.
